We highly recommend renter's insurance to protect your personal belongings but it is not required by the lease or community policies
What is the policy for early lease termination?
Early lease termination required a 60-day written notice and the termination fee designated by your lease agreement must be paid in full within 10-days of written notice of intent to terminate
What is the procedure for subletting my apartment?
Subletting your home is prohibited by the lease agreement
Can I transfer units if my needs change?
Yes! Once you have competed 6 months of residency, you are able to transfer.
Are there any planned community improvements or renovations?
We are getting new building signs over the summer!
How can I provide feedback or suggestions to the management team?
You are able to reach out in-person, phone, email, or through the resident app.
Are there any preferred local businesses or resident discounts?
Our local hero's, Irving ISD, First Responders, and members of any US Military branch receive app and admin fee credits plus $250 off their 1st month in addition to any specials we are offering.

What is the application process like?
Our application process is online and you are able to upload all required items and pay reservation fees via your applicant portal.
How do I apply for an apartment?

What documents are required?
All applicants provide 4 most recent paycheck stubs, 3 bank statements, or other income documentation outlined in the Leasing Criteria to erify income and government issued photo ID for identity verification.
What screening criteria are used?
Rental history, criminal history, credit check, and employment verification
Are background checks conducted?
We screen, via 3rd party, credit, criminal background, rental history, and verify income.
Are prior evictions considered?
Yes. Any applicant with a prior eviction will be referred to our second chance partner, OneApp.
Are co-signers allowed?
We do not utilize co-signers, but do offer a guarantor option if there is no rental history or if the income requirement is not met by the applicants income alone.
How long does the approval process take?
Our approval process typically takes 1-3 days.
Can I do a contactless move-in?
At this time we do not offer contactless move-in.
What time can I pick up keys on move-in day?
We offer move-in appointments between 10AM-5PM.
Are there move-in or move-out procedures I should know about?
Yes, all move-in and move-out procedures are reviewed upon application approval or at the time notice is given to move from the community.
Are there income restrictions or affordable housing options?
There are income restrictions and we currently accept Dallas & Grand Prairie Housing programs.
How much is rent for a one/two/three-bedroom apartment?
Pricing and availability change frequently. Please get in touch with the leasing office or visit our website for the most up-to-date information.
Are utilities included in the rent?
No, they are billed separately.

What electric providers are available?
We are in a completely deregulated area so you are able to use any provider.
Does the community offer gas or electric connections?
Our homes are all electric inside.

Are there any internet or cable installation fees?
Not at the community. All installation fees, if any, would be billed from the provider you select.
What is the security deposit amount and when is it returned?
Our security deposits range from $150-$350 and are refundable after move-out.
Are there additional fees (pet, parking, valet trash, etc.)?
Yes. There is an additional $60 per month which includes the pest control, trash, liability insurance, and carport.
Are there any move-in specials or discounts?
At this time, we are offering reduced rates on select homes and up to $1,000 off!
What is the standard lease term?
We offer 12-15 month leases.
Do you offer short-term or month-to-month leases?
At this time we do not have any short term lease options available.
What is the process for renewing my lease?
A minimum of 65 days prior to the expiration of your lease, we wlll post an offer on your resident portal and you will get an email letter with all options to review. Once you review and decide which offer works best for you, you will select one, and we will create a renewal
What are the fees for lost or broken keys/remotes?
Front door keys are $5 per copy if you only need a replacement key. If you need a lock change with a complete set of keys, the charge is $50. For the mailbox, one lost key requires a lock change and is $55.

We offer EnergyStar rated appliances and solar screens to help manage the Texas heat.
Are apartments pre-wired for certain services?
Yes! We are pre-wired for cable and fiber optic internet.
What is the BTU rating of the HVAC system?
We currently have several different types of units in the community and each has a different rating. We can get that information for any home you may be interested in.
What is the soundproofing like between apartments?
Our homes are well built but we do not offer any specific soundproofing. All neighbors are encouraged to be courteous where sound is concernced and we are here to assist should be a situation where sound is a concern.
Are there any accessibility features in the apartments?
Not specifically. Should there be a specific need, please ask for an accommodation request packet at the time you submit your application so we can get any requests processed timely.
Do you have handicap-accessible apartments available?
We do not have specifically accessible units.
Can I paint or make alterations to my apartment?
Painting walls is permitted with a requirement to, at minimum, prime the wall prior to relocating. Any other alterations should be approved by the property manager prior to implementing.
Are there smart home features or upgraded finishes available?
We offer refreshed interiors with no smart home features at this time.
Are there community gardens or green spaces?
We have many areas of open green spaces for you to enjoy.
Does the community offer private yards?
Our 1-bedroom/1.5 bathroom townhome boasts a private yard. These are rare so if you see one available, grab it!
What types of pets are allowed?
Cats, dogs, and approved service animals are allowed. There are breed restrictions for pets that can be reviewed in the leasing criteria.

Yes, Pit Bulls, Rottweilers, Dobermans, German Shepherds, Huskies, Malamutes, Akitas, Wolf- Hybrids, St. Bernard’s, Great Danes, Chows, Bull Mastiffs, and Standard Poodles are not permitted.

There is no pet deposit and the monthly pet rent is $35/pet.

We offer walk up events monthly and a few larger events throughout the year.

Our resident events are residents only unless specified as a bring a friend event.
